Estimated proceeds = sale price − selling costs − mortgage payoff (if entered) − any repairs or holding costs you add.
For a fictional $200,000 listing sale, the starting 8% cost allowance is $16,000, leaving $184,000 before mortgage payoff. With the illustrative 2% cash-sale allowance, a cash offer of about $187,755 would produce the same result.
